Randwick Council are about to consider a Local Environment Plan (LEP) that
allows buildings of up to 22 metres in height on the area surrounded by
Marine Parade, McKeon Street, Fenton Avenue, and Mons Avenue.

Submissions on the Draft LEP have now closed and your last chance for
comment is to your Councillors who will vote on this at a Council
meeting on 22nd May.

Your input is needed NOW. Write to or contact your Councillors. Write to your State MP. Write to
the State Minister for Planning and Infrastructure. Write to the Southern Courier. (Contact details
are on the reverse)

The paper that Council will be voting on in the meeting will be available from Wed. 16 May at
www.randwick.nsw.gov.au: go to > Business Papers and Minutes, at Council, or at the local
libraries from Friday 18th.

Here are some important points:
● The maximum height allowed currently is 12m (up to 15m if Council allows).
● This site is within the Foreshore Scenic Protection Area and is the gateway to the recently
gazetted National Park on Malabar Headland.
● Maximum Building height at the beachfront at Coogee is 12m.
● The floor space ratio for this Maroubra Beach site is not specified which would allow buildings
of increased density. (Coogee is specified at 1.5:1).
● The current Seals building is 21.7m and this building is in the Council’s words “intrusive and
overbearing” and “a planning historical anomaly” yet this building is being used as the bench
mark for maximum height.
● A 22m maximum height could become a precedent for all surrounding buildings.
● The Ocean View Tavern is 15m and the local community fought hard to keep it to this height as
the developers wanted to go higher.
● The site has been split into two areas, which means that the Design Excellence Clause does
not apply, as this only pertains to sites over 10,000sq.m. To ensure good design, the Design
Excellence Clause should apply to any development in each of the two sites.
● 22m is inconsistent with buildings in the surrounding area
● 22m is inconsistent with the community vision for the area which is for a low-rise beachfront
with village atmosphere (unlike Coogee or Bondi)

Community consultation has occurred already. But It is imperative that you contact your
Councillors and let your voice be heard.
